The Home Inspection

The home inspection is a worthwhile investment to determine the condition of a home property for a real estate transaction. An inspection can identify a well built or well maintained home. An inspection can also expose unsafe or unhealthy conditions that may need remediation. A home inspection can also identify areas requiring maintenance and / or code violations. Small problems that may seem insignificant could be identified for repair in order to prevent a larger much more costly remediation.

All evaluations are conducted to the standards of the American Society of Home Inspectors (ASHI), the foremost industry standard for home inspections. A typical inspection may take 2 to 3 hours to complete. This will obviously depend on several factors, including the age and condition of the home. All accessible areas of the home will be evaluated including the various systems (electrical, plumbing, heating and cooling) and other components in the home. We will not rush the inspection. We also encourage the client to be present during the inspection and to ask any questions that may arise. This will also help the client understand the conditions of the home.

A home inspection can also help you in a real estate transaction. Working with a realtor to set up a prelisting inspection will help ensure a successful and honest deal. Having an inspection prior to listing will give you the opportunity to correct any deficiencies if you desire or disclose them to the buyer. Now you can honestly say that “the home has been inspected, here’s what was found and this is what we did to improve it.” Displaying this honest approach will give a potential buyer peace of mind.
